Interesting story. Divorce situation owners need to sell and they select a friend of the family to represent them in the sale of their home. Nice 4 bedroom, double garage, hardwood flooring, painted in neutral colours, ceramic flooring in foyer and kitchen, granite counter tops in kitchen and all 4 bathrooms. Huge and I mean huge master bedroom with a four piece ensuite. A beautiful home but they need to sell. They want XXXX for the property – a bit much but still doable. The agent received 1 offer and it didn’t go anywhere because they absolutely wanted the asking price. Then when the listing contract expired I was contacted and listed the house lower than the original price. The Sellers blamed the previous agent but realized after a few Open Houses that the house was overpriced originally and that its not what you want its what a Buyer will pay for it that matters. Finally, after three offers that fell apart due to financing , we were able to come to terms on the 4th offer and everyone was happy. What did they end up with – exactly the same amount that was originally offered during the first listing. Lesson : The Sellers had to maintain the empty house for 4 extra months and ended up with the same amount.
