1. Be unrealistic about the value of your home - have the attitude - if it doesn't sell that because they can't appreciate my castle.
2. DON'T declutter leave all your stuff where it is. Make your home look smaller that's always a plus.
3. DON'T have the home staged - you've watched the programs - you know what needs to be done.
4. DON'T clean the house
5. DON'T cut the grass, wash the windows, paint the front door. Curb appeal - not necessary.
6. DON'T be accommodating to potential buyers - schedule showings at your convenience only.
7. DON'T remove the pets for showings - everybody loves your cat, dog, bird.....
8. ALWAYS cook some smelly foods before a showing - cabbage, fish......
9. DON'T leave the house for showings and get involved with the showing.....
10. DON'T COUNTER OFFER - you know best.
