WHAT SELLS A HOME?
There are several factors involved but the major ones are: Location, condition, price. Then, marketing comes into play. Before we discuss the selling factors, I would like you to think about when you are purchasing a property. DO NOT just purchase the house, look at the neighborhood, what surrounds the property. Are the immediate neighbors hoarders, car collectors? What's behind, beside and in front of the house - because all of these things will be the location factor when you are selling.
The condition of your home is the second important factor. Has it been updated recently, are the bones of the house newer i.e. roof, furnace, a/c, windows, doors, floors, kitchen, bathrooms? This does have an impact on the price.
The price is not something that a real estate agent pulls out of the air. What are the comparable sales in the neighborhood, on your street. COMPARABLE means one that compares to your property. If a house on your street sold for $500K and on a corner lot, with great landscaping, double garage, updated inside and out and your house the quite similar - then yes, you just might get close to that price. But, if it does not compare i.e. no updates, single car garage then don't even think about it.
Once the price has been established and believe me as real estate agents we do this on a daily basis, then the marketing starts. When selecting an agent - ask about their 10, 12 or 20 point marketing system. If none exists, then you just might be selecting the wrong one.
