Location, Location, Location

Location, Location, Location - How often have we heard that expression? Location is important to the Buyer but its also important when the Buyer becomes the Seller a few years down the road.

Most Buyers when searching for a new home they think about the location of their future home based on schools, bus routes, parks, proximity to work but they also need to think about the surroundings of the potential home. What do I mean? Take a walk around the neighborhood - who is your neighbor - in front, on each side and in the back. This could affect the price of your house when you are ready to put it on the market.

Today, one of my was looking to purchase a new build townhouse, lovely layout, reputable builder and the finishings were just about perfect. So you must be thinking what's the issue? The issue is that the only lot left is backing on a mechanical garage. One of the parties said "that's not a problem" the garage is only open in the day time and we both work. Yes, but the future Buyer could be working shifts and sleeping during the day while there's a lot action going on at the garage - might think its an issue.

When Buyers are looking at new builds, they are looking at properties that have not been built and they are looking at a plan and selecting a lot from the plan. They usually do not go for a visit to see what's around the potential property. Might be a good idea to do so.

So, location applies to many situations. Protect your Buyers from making a potential mistake.
